10 apartments in Dubai for rental — furniture from China for the load

A video testimonial from a partner designer Nikolay Morozov (Nice Design studio) and the MBL manager Evgenia. A full furnishing package for 10 apartments of the company Be My Guest Holiday Homes in Dubai for short-term rental. Materials for intensive use: microvelvet on the upholstered furniture, porcelain stoneware on the consoles, eco-leather on the beds. Design by Nice Design (Dubai / Russia), purchasing and logistics by MBL.

Overall view of the Dubai apartment with rental furniture from China

‘Rental in Dubai is heavy load on the furniture: a new guest every 3–5 days. Suitcases against the corners, children on the sofas, coffee on the tables, beach sand in the fibres of the fabric. An ordinary sofa from a Dubai showroom would not survive that and a quarter.’

‘Through MBL we we selected materials for real-world use: micro-velour (easy to clean, does not rub shiny), porcelain stoneware on the tables (does not scratch, does not swell), eco-leather on the beds (withstands cleaning with disinfectants). And we brought it all together into 10 apartments in a single shipment — each property is put together to its own design concept, but the logistics and purchasing are shared.’

3 materials that work for short-term rentals

Every material in this case was chosen not for its aesthetics but for the real load it carries. That is the difference between buying something attractive and buying with an understanding of how it will be used

Upholstered furniture

Microvelvet

On sofas and armchairs. It does not wear shiny and cleans easily with water or a soapy solution. The aesthetics of velvet without the problems of velvet.

Tables, consoles, TV units

Porcelain stoneware

It does not scratch under suitcases, does not swell from spilled coffee and leaves no rings from glasses. It replaces natural marble on price and aesthetics without the risks.

Beds, bedside tables

Eco-leather

Withstands disinfection between guests. Does not absorb odours. Visually indistinguishable from natural leather from more than a metre away.

Our partner on this project

Why furniture is hard to buy in Dubai — and how we solved it

The local Dubai market is either expensive and slow or cheap and unusable. There is almost no mid-segment for rental

The local Dubai market

Expensive and slow OR cheap and unsuitable

‘In Dubai there is a problem with sourcing furniture for rentals. The showrooms are either €50k+ per apartment in the premium segment, or IKEA level with rapid wear.’

What the local showrooms put together is designed for a residence — one family living there permanently. For short-term rental (new guests every 3–5 days) it does not work: the materials deteriorate quickly.

Through MBL from China

For the load + for a rental budget

‘We found materials with the right properties for rental use — and brought them together into 10 apartments in a single style, while saving budget.’

Chinese factories offer a huge choice of ‘non-resident’ materials — microvelour, porcelain stoneware, eco-leather. These are materials that are almost never sold at retail in Italy or Dubai — while we have them in our suppliers’ catalogues.

How we ran 10 properties in parallel

This is not 10 projects in a row but a single complex B2B project with economies of scale

1

Design by Nice Design

Nikolai Morozov develops the concept of each apartment within a single stylistic framework. Colour accents, the furniture plan, the key focal points.

2

Material selection by MBL

Manager Evgenia selects furniture at Chinese factories to match the required materials. Microvelvet, porcelain stoneware, eco-leather — with specific article numbers.

3

A single shipment

10 apartments are assembled on a single logistics chain. One container, one customs clearance in the UAE, one installation team. Economy of scale.

4

Assembly on site

A local team in Dubai assembles the furniture at each property to Nice Design’s drawings. Afterwards — a photo shoot for the booking platforms.

⚠

What matters in a B2B furnishing package for rentals

‘Not all materials are equally rental-proof. Premium natural leather after 6 months under guests’ suitcases looks worse than eco-leather over the same period.’

In this case we deliberately chose materials that were right for the task over ones that were expensive by brand. This is a difficult conversation to have with a client: people are used to the idea that premium means genuine leather. And in a rental, genuine leather is a poor choice.

That is why with B2B rental we spend more time on client education: what the load is, what the cleaning cycle is, which material will survive what. And only then do we select to budget.

The main outcome

MBL is not about Chinese furniture as such, it is a system for matching materials to a client’s specific task. Rental calls for one set of materials, a home for another, a hotel for a third. We know all three.

Full video — a tour of the apartments in Dubai

15 minutes with Nikolay Morozov and Evgenia. Every material in close-up plus an explanation of why it was chosen

What you will see in the video

Designer Nikolay Morozov and the manager Evgenia from MBL show the Be My Guest apartments from the inside. Every key item — with an explanation of why that particular material was chosen.

Worth noting in particular: 05:28 — a microvelour sofa (the main piece of furniture); 06:14 — an armchair in micro-velour; 09:08 — a coffee table and a TV unit; 09:42 — a console with porcelain stoneware; 10:06 — a dining set; 11:32 — a bed in eco-leather; 13:51 — conclusions on the apartments.

This is the most ‘educational’ case for anyone planning rental use or a hotel: you can see how materials are chosen for load rather than for looks.
